SECOND 5-STOREY CONDO TOWER PROPOSED AT MUSKOKA WHARF FOR STARBOARD’S BACK LOTS COMMERCIAL DEVELOPMENT

GRAVENHURST — A five-storey condo project approved for the Muskoka Wharf could double in size with a second 56-unit tower going up across the street.

A public meeting January 28 re: the Rosseau Group’s Starboard proposal would see a zoning amendment to the original plan on three back street lots off Muskoka Lake.

The site is next to the Segwun and Wenonah II ships and below the new Alexander Muskoka retirement residence on the hill.

This as work has yet to commence on the Rosseau Group’s controversial first phase approved by the town.

The applicants have indicated the proposed development will serve as a second phase of the larger development proposal which has been approved on adjacent lands (across Cherokee Lane).

The new proposed commercial and residential land-based spaces include One (1) 5-storey mixed-use building containing the following:

  • 56 residential condominium units (one & two bedrooms) on the top 4 floors;
  • At grade covered parking garage for a total of 18 vehicles;
  • Underground parking garage that extends into the Phase One property (not subject to these applications) for a total of 52 vehicles (in this phase);
  • And 333 square metres of ground floor commercial and retail commercial uses

The two pieces of property will be joined at the end of Cherokee Lane to allow entrance to the large underground waterfront parking lot in phase one, said town planner Adam Ager.

The public meeting Tuesday January 28 at 3 p.m. is at the town hall with online participation available and Zoom viewing in addition.

The meeting ill be to consider a proposed amendment.

The application applies to 160 and 170 Cherokee Lane and 375 Greavette Street.

The applications were submitted in order to permit a comprehensive mixed-use development on lands within the Muskoka Wharf which includes commercial, residential, and associated land-based amenity spaces. The applicants have indicated the proposed development will serve as a second phase of the larger development proposal which has been approved on adjacent lands (across Cherokee Lane).

The Rosseau Group already has permission to build about 100 condos on the Muskoka Lake waterfront. But has not begun building.

Entrance to the waterfront underground parking would come from the east side of Cherokee Lane, which will be closed at its end.
